Step 1: Hire Your Realtor
Your realtor should be someone you are comfortable with and can trust to represent your wants, needs with integrity. Your realtor should be a master of many skills including; communications, statistics, negotiations, processes, and marketing. You will gain insight to your future relationship and their abilities at your listing consultation. Conveniently these most often take place right in your home, at the kitchen table.
During your consultation you will learn about the market statistics of your school district and neighborhood. You will receive valuable insight as to what price your home is most likely to sell for and why. You will share upgrades, updates and needed repairs with your realtor while you guide them through a tour of your home. It is important they know all of the details so they can represent your home with quick confidence and clarity. You will have an opportunity to discuss timelines, marketing plans, compensation and have your questions addressed. You will sign a listing agreement or contract for hire outlining the expectations of your realtor for your sale.
Step 2: Prepare Your Home for Sale
If you only focus on three things to do to prepare your home for photos and buyer showings they are:
1) Landscaping. MLS listing rules require the exterior of your home be the first photo used in the advertising. Additionally when a buyer pulls up to your home for your showing, the curb appeal is your first impression to set the tone for the the rest of their tour.
2) Declutter & Deep Clean. Remove decor smaller than a baseball that sits on your counters. If kitchen appliances and groceries can be in cabinets or pantries, place them there. Buyers will spend a lot of time in your kitchen, pay attention to details such as the cleanliness of drawers and appliances. Bathrooms are very intimate places but important to a buyer, make sure to pay attention to detail including grout and silicone seams. Windows, floors, light switches, doors and baseboards are often overlooked when cleaning. These surfaces will be touched or observed by buyers
3) Fresh Paint. The largest return on your investment when updating your home for sale is through paint. A fresh coat of paint to walls or trim, doors and baseboards goes a long way in impressing a buyer. Remember that you are selling the home to appeal to the masses. Choosing a light trending neutral color will appeal to the most buyers.


Step 3: Negotiations
You will have potential opportunities to negotiate the terms of the contract.
1) Upon acceptance of the offer you will have the opportunity to negotiate the greater terms such as price, timelines, inclusions/exclusions and closing costs.
2) After the buyer performs their Due Diligences you will have the opportunity to negotiate repairs, replacements, concessions or price adjustments.
3) If the buyer's financial institution requires an appraisal and the Appraiser requires repairs or if the Appraiser finds the value to be lower than the contractual purchase price repairs, pricing, inclusions, and style of financing can be negotiatied.


Closing
Once all terms of the contract have been completed, the title company has provided a clear title of sale and the buyers financing has cleared for funding, closing day and time can be official scheduled. On this day the deed to the home will be signed over to the Buyers. Usually Sellers will receive their proceeds from the sale at closing. Contract terms will determine if the Seller will remain in the home for an agreed upon length of time or will be handing over the keys and occupancy to the Buyer.
